Ventura County Fairgrounds Hosts the 2019 Seaside Highland Games

Rentals: The Future of California Real Estate?

FEWER HOMEOWNERS MEAN MORE RENTERS

You can learn a lot about the future of California real estate by examining the past and present. Right now, California’s homeownership rate is historically around 10% points below the national homeownership rate (at 65% at the end of 2018). This is due to a combination of factors; including the lesser impact, the national policy of pushing the “American Dream” of homeownership has had on more mobile, free-spirited Californians.

California’s rate of homeownership has declined dramatically since the 2008 recession, a full 6%-point drop since its peak year of 2006.

In a non-recession market, homeownership rates drop as interest rates move upward to cool the economy, as reflected in the rate of homeownership during the late 1950s through the early 1980s. We experienced a cool off again due to our bumpy plateau recovery brought on by the financial crisis after 2007 both mortgage and homeownership rates have dropped in tandem.

Today, the homeownership rate is mostly stable, at around 54%. The Federal Reserve helped get things stable by keeping interest rates low over the past several years to coax homebuyers out of the woodwork. The Fed did this by continuing to supply money to mortgage lenders at literally zero interest. However, in late 2016 the 30-year mortgage rate began to rise, as it did in the ‘60s and ‘70s, and with that move, the homeownership rate started—and will continue—to lose strength before it fully stabilizes.

The rental alternative

That’s why in lieu of homeownership, potential homebuyers are taking advantage of renting. But are rentals the wave of the future, or will the population and the government return to pushing single-family homeownership? The answers will not be determined by current or former homeowners, but by the large new generation of potential homebuyers in Gen Y who are just beginning to come of age.

Don’t Miss This Weekend’s Ventura Art & Street Painting Festival

COME SEA THE CHALK ART ALONG THE SEASIDE PROMENADE AT THE VENTURA HARBOR VILLAGE

Fifty artists will be showing their work, while forty-five street painters will be creating vibrant works of art on the Ventura Harbor Village sidewalks along the docks for this weekend’s Ventura Art & Street Painting Festival. This annual event, produced by Ventura County Art Events, Inc., a 501(c)(3) charitable corporation, takes place on September 7 and 8 from 10 am to 5 pm at 1583 Spinnaker Drive.

“You’ll get to see the artistic process right out there on the sidewalk, and that’s usually something hidden away in an artist’s studio,” said Barbara Hinton, the festival’s executive director. “Street painting is truly something that captivates people. They get to see the artistic process and people are like, ‘How can they do that on the ground?’ It defies logic.”

Every year, street chalk artists create “Chalk for Charity” pieces on the Village Promenade to support the local A 501(c)3 non-profit organization, Food Share, a member of the Feeding America network, the nation’s largest hunger-relief organization.

Besides the chalk art, local artists will display amazing glasswork, jewelry, sculpture, hand created crafts and more at this fun-filled weekend. Plus, visitors can enjoy live music and art activities throughout the weekend. They’ll be in the parking lot between Brophy Bros. and Andria’s Seafood Restaurant. And of course, the shops and restaurants located at the Ventura Harbor Village will be open for business. Admission and Parking are free.

  • Museum of Ventura County
    When Dr. Cephas Bard, a Pennsylvania doctor who came to Ventura after the Civil War, started accepting priceless Chumash, Spanish, and Mexican historical objects instead of cash for his services, he did not imagine that his collection would become a core of today’s Museum of Ventura Country. He opened his collection to the public in 1913 as the Pioneer Museum. In 1977, the museum moved to the new 15,000 square foot building near historic Mission San Buenaventura. Today, the museum’s goal is to preserve, interpret, and celebrate Ventura Country’s art, culture, and history through collections, exhibitions, events, programs, research, their library, and various publications.

    The Agricultural Museum was added in 2011. The Museum of Ventura County is one of the best things to do in Ventura, CA for history lovers. The most important museum collection is the Fine Arts and Historical Artifacts collection with over 30,000 works of art and historical objects, including works of John Nava, Omar d’Leon, Jessie Arms Botke, Beatrice Wood, Horace Bristol, and over 200 historical figures by George Stuart, celebrated Ojai artist and historian. There is also a significant collection of artifacts left by Ventura’s early inhabitants.

  • Rubicon Theatre Company
    For the last 17 seasons, the Rubicon Theatre Company has been entertaining and educating the residents of Ventura and its visitors through its innovative and original professional theatre productions, annual festivals, special events, and popular education programs. The company has provided Ventura residents with over 110 productions of contemporary and classic dramas, musicals, and comedies, and they have served more than 42,000 students through their after-school programs and events.

    Rubicon has won numerous awards for its theatrical productions as well as for its service to the community. Rubicon’s small and intimate main stage is located in downtown Ventura on Main Street.
